Folding-arm awnings in Silver Lakes

The patio is where Silver Lakes homes earn their keep — braai on one side, fairway or water on the other. The catch is that the same north and west exposure that makes the terrace pleasant in June makes it unusable at 15:00 in January. A folding-arm awning solves exactly that, and only that.

Spring-tensioned arms roll the fabric out from a wall- or beam-mounted cassette fixed above the patio doors, carrying shade several metres over the paving with nothing touching the ground. No posts interrupting the braai area, no permanent roof stealing your winter sun and no structure for the estate to object to: retracted, the whole thing folds back into a slim housing against the wall.

How we specify them here

Pretoria East's afternoon build-up is the design constraint. From October to March the Highveld delivers gusty pre-storm winds with very little warning, and an extended awning is a sail. Our standing recommendation:

We measure and fit folding-arm awnings across the estate belt: Woodhill Golf Estate, The Wilds, Six Fountains, Boardwalk Meander and Mooikloof. Projection and width are sized to your terrace and its exposure, not taken off a standard list.

Storm season, and why the sensor is part of the product

An awning here lives outdoors on the Highveld, and the Highveld has opinions. From October through March the day builds from a clear morning into a hard afternoon thunderstorm, and hail is most likely between October and December. A folding-arm awning is a comfort and shade product, not storm armour, and the sensible specification accepts that rather than arguing with it: a wind sensor that retracts the fabric before the weather arrives does more for the life of the awning than any fabric grade.

Retracting is genuinely half the value. In January the canopy is what makes a patio usable through the afternoon; in June the same patio wants the low northern sun back, because that winter warmth is welcome rather than a problem. A fixed pergola cannot make that choice. This can, on demand, and with a motor it makes it on schedule.

What a folding-arm awning costs

An awning is priced on the shade it throws — the width along the wall multiplied by how far the arms reach out. Installed, that works out at R3,500 to R5,500 per square metre of projection for a crank-handle unit, and R5,500 to R7,500 per square metre motorised. A full cassette that closes over the fabric when it is retracted, the wind sensor and the deeper projections all sit towards the top of their bands.

Even a short awning over a single door carries a minimum charge, because the arms, the cassette and the wall fixing are the same job at any width. And because an awning is fixed to the outside of the house, it is an exterior change to submit where your estate requires one — a step we quote with the spec sheets attached. The written figure for your own patio follows the free measure.
