New house, no blinds, and a deadline

Six Fountains is still growing, which means a good share of the windows we measure here have never carried anything at all. That changes the conversation in a useful way. There is no existing hardware to work around and no compromise inherited from a previous owner, so every opening can be specified for what that room is actually for — and, just as importantly, the whole house can be planned as one order rather than solved a window at a time over three years.

It also concentrates the mind on sequence. Anything fixed to the outside of a new home is an exterior change and, where the estate runs architectural guidelines, an owner should expect to submit it. Getting that submission in early is the single thing that prevents a delay, so if an external system is part of your plan, tell us at the enquiry and the timing can be worked out before the interior blinds are ordered rather than after.

Fewer trees than the older estates, sooner on the glass

Newer streets have young planting, and young planting throws no useful shade. On an equivalent house in an older, established estate a western wall gets some help from a mature canopy through the worst hour; here it does not, and the sun lands on the glass at full strength. That single difference moves external shading up the priority list on any west-facing living room that the family actually uses in the afternoon.

A sensible first order for a new home

Bedrooms first, in almost every case. A low, sharp east sunrise through a Highveld summer will wake a room hours before anyone wants it to, and blockout fabric is the cheapest decisive fix in the house. Living areas next, with a sunscreen mesh that keeps the outlook while cutting the glare and a meaningful share of the ultraviolet — which matters here, because at this altitude the UV index sits high to extreme for much of the year and floors and upholstery along a sunny wall pay for it.

Then the wide openings. Stacking sliders and any glass above head height are the windows a chain never gets used on, and motorised control across them is what turns a set of blinds into something the household actually operates. On a brand-new home that is also the moment to sort power, because where it can reach is the one thing that cannot be confirmed from a plan.
