Family estate builds clustered around the R4m mark, patios included.
We measure, make and install throughout Boardwalk Meander: the full product range, specified for the way homes here are actually built and lit.
Read The Silver Lakes Window Field Guide — the Highveld sun elevation by elevation, which blind suits which wall, and the honest trade-offs, before you book.
We fit the same product range in Woodhill Golf Estate, The Wilds, Six Fountains and Mooikloof.
Boardwalk Meander is family-estate territory, and the houses reflect it: contemporary builds with open-plan living, a run of glass onto the garden, and a patio that is treated as another room rather than an afterthought. Two briefs come out of that. The first is the glass itself, where the family lives all day. The second is the patio, which is only usable through a Highveld summer afternoon if something is shading it.
Inside, the pattern is familiar. Living areas want the outlook kept and the glare cut, which is a sunscreen mesh in a 3–5% openness. Children's bedrooms want a blockout, because a December sunrise here arrives early and low from the east and no family with small children needs the help. Where a bedroom also has the view, a double roller carries a mesh and a blockout on the same bracket so the room can be both things at different hours.
A folding-arm awning is the usual answer over a family patio, for one reason: it retracts. Through January it makes the space usable in the afternoon; in June it folds away and gives the low winter sun back to the same slab. A fixed roof cannot make that choice, and on a Highveld property giving up the winter sun is a real cost rather than a technicality.
The caveat is the weather. October to March brings afternoon thunderstorms, with hail most likely from October through December, so the awning is specified with a wind sensor that brings it in ahead of the storm rather than during it. We would rather say plainly that an awning is a shade product and not storm armour than sell one on a promise it cannot keep.
Three things, in every Boardwalk Meander quote. Which elevation each living space actually sits on, because the wall decides the product long before the fabric colour does. How wide the largest opening really measures, since past a certain span a single blind becomes a linked pair rather than one straining drop. And whether an exterior product needs submitting to your estate, in which case the specification sheets come with the quote so the paperwork can go in early rather than late.
