The Mooikloof fringe does not behave like a stand in a compact estate, and the usual elevation-by-elevation table only partly applies. On a hectare property with wraparound verandas and picture windows facing more than one way, there is rarely a single problem wall to solve. There is a sequence of them, and the sun works its way around the house through the day rather than concentrating on one room.
That changes what a good specification looks like. Instead of one heavy intervention on a west elevation, the answer is more often a consistent, adjustable treatment carried across several aspects, so each room can be tuned as the sun reaches it. It also raises the case for shading that sits outside the glass on the elevations that take the worst of it, because a veranda roof handles a high summer noon perfectly well and does almost nothing about a low, flat afternoon sun coming in under it.
The other difference here is exposure. An open, dusty aspect adds wind to the brief in a way a sheltered estate street does not, and that matters for anything fitted outside: an awning, an exterior screen, a shading roller shutter on a veranda. Every exterior product gets a motorised wind sensor as part of the specification rather than as an option, and where a veranda is genuinely exposed we will say so and recommend the more robust of two options instead of the cheaper one.
Dust deserves an honest mention too. On an equestrian smallholding it is a fact of the season, and a closed cassette over a roller tube keeps it off the fabric far better than an open bracket does. It is a small line on a quote that saves a lot of cleaning later.
Inside, sunscreen mesh where the view is the point and blockout in the bedrooms, with insulating cellular blinds worth considering on any room that gets properly cold on a frosty Highveld morning. On the verandas and the picture windows that catch sun on several sides, rigid external slats that roll down from a headbox give full outside control from open to fully closed — and we say plainly that those are a shading product, not a security-rated one, which is a different thing available on request.
Because the property is large and the openings are spread across it, motorisation is less about luxury than about whether anything gets operated at all. Grouping blinds by elevation on a single remote, with a sun schedule on the hardest-hit side, is usually what makes the whole system get used. Where power can reach is confirmed at the measure, not assumed.
