Course-facing glass, and the hour it costs you

Woodhill is laid out the way an estate built around a golf course always is: the best rooms in the house look at the course, and the course is not obliged to sit north of them. That is the same problem Silver Lakes has, and it has the same shape. Pretoria sits at roughly 25.75 degrees south, so a summer noon sun climbs to nearly 88 degrees and is easy to deal with; the difficulty is the end of that arc, when the sun drops low and rakes in almost horizontally from the west across the whole afternoon.

Winter is the mirror image and worth protecting. In June the sun barely reaches 41 degrees and stays in the north, so north rooms fill with low, welcome warmth and the western glare shrinks to a short burst near sunset. Any specification that simply blocks a window all year gives that winter warmth away for nothing, which is why we favour something adjustable on north glass and save the heavy work for the west.

What the mature planting does, and does not, do

Woodhill and the older parts of Silver Lakes have one advantage the newer estates nearby do not: established trees. A mature canopy on the western boundary of a stand genuinely takes some of the late load off the glass. What it cannot do is hold that line all year or all day, and it is not a specification you control. We treat it as a bonus at the measure rather than a substitute for a blind, and we check what the wall does at the hour the room is actually a problem.

Room by room on a Woodhill stand

The living room and the entertainment wing usually start with a sunscreen roller in a 3–5% openness, so the course stays visible while the glare comes down. Where that wall is west-facing and the room is genuinely used through the afternoon, external shading outside the glass is the stronger answer and the interior mesh becomes the second layer rather than the whole solution. Bedrooms on an east elevation take a sharp, low sunrise and want a blockout fabric or a blackout cellular blind instead.

The practical constraint on a house this size is reach. Wide stacking sliders and glass carried up into a double volume are exactly where a chain stops being used, so motorised control across a whole elevation tends to be the difference between blinds that work and blinds that sit open. Anything fixed to the outside of the house is an exterior change to submit where the estate requires one, and we hand over the specification sheets to attach when we quote it.
